TMG Begins Noor Unit Handovers as East Cairo Real Estate Project Enters Operational Phase

Talaat Moustafa Group (TMG) has started handing over residential units at Noor, marking a major milestone for one of Egypt’s largest new urban developments.
Talaat Moustafa Group has officially begun handing over units at Noor, its large-scale development in Capital Gardens City, East Cairo. The first handovers mark the transition of the project from the construction phase toward becoming an operational residential community.
A Major Milestone for Noor
The start of handovers represents an important step for buyers and investors who have been following Noor since its launch. TMG is also providing management and operational services from the first day of handover, allowing residents to move into a community where essential services and facilities are already being introduced.
The development spans approximately 5,000 feddans and has planned investments estimated at around EGP 500 billion. Once fully developed, Noor is expected to include approximately 140,000 residential units and accommodate around 600,000 residents.
TMG Accelerates Unit Deliveries
The Noor handovers come as TMG reports a significant increase in its overall delivery activity. The company delivered approximately 1,459 units during the first half of 2026, compared with 631 units during the same period in 2025, representing a 131% increase.
During the second quarter alone, TMG handed over approximately 1,034 units, compared with 80 units in Q2 2025. This reflects the developer’s increased pace of construction and completion across its portfolio.
Strategic Location in East Cairo
Noor is strategically located along the Cairo–Suez Road, opposite Capital International Airport and near the New Administrative Capital. The project also provides access to major East Cairo destinations including New Heliopolis, El Shorouk, Madinaty and New Cairo.
Its location places Noor within one of Egypt’s fastest-growing urban corridors, where continued population growth and infrastructure development are expected to support demand for integrated residential communities.
What It Means for Egypt’s Real Estate Market
The beginning of handovers at Noor highlights the growing importance of delivery and operational readiness in Egypt’s real estate market. For buyers, the transition from construction to actual occupancy provides greater visibility into the development’s community, services and long-term potential.
With Noor now entering its operational phase, the project is expected to attract continued attention from both homebuyers and investors looking for large-scale developments in East Cairo.
The Bottom Line
TMG’s first Noor handovers represent more than the delivery of individual homes—they mark the beginning of a new phase for one of Egypt’s largest planned communities. As construction and handovers continue, Noor is set to become an increasingly important residential destination within East Cairo’s expanding real estate landscape.
