Navy 26: A New Commercial Destination in West Cairo
Egypt’s real estate market continues to expand, with HDP TULUA Developments announcing the launch of Navy 26, a new commercial and service destination in 6th of October City. The project represents planned investments of EGP 5 billion and covers 26 feddans on Boulevard Axis. The developer expects to complete the project within three and a half years.
A Mixed-Use Development Designed for Multiple Needs
Navy 26 is planned as an integrated destination combining commercial, medical, administrative, and entertainment activities. Its components are expected to include retail stores, restaurants, cafés, hospitality concepts, a medical complex, office spaces, banking services, and a hypermarket.
The development will also feature open areas and landscaped green spaces. According to the announced plans, its building footprint will cover approximately 12,000 square metres, representing around 10% of the total site area.
Investment Opportunities in 6th of October City
The launch reflects continued developer interest in West Cairo, where residential expansion creates demand for retail, healthcare, dining, and business services. By bringing different activities together, Navy 26 aims to serve nearby residents, visitors, businesses, and retail brands.
HDP TULUA began receiving expressions of interest on October 18, 2026, through refundable reservation deposits. The company announced a target of securing expressions of interest equivalent to 30% of projected total sales. These are company targets rather than confirmed sales results.
What This Means for Egypt’s Commercial Real Estate Market
Projects such as Navy 26 highlight the growing role of mixed-use developments in Egypt’s urban growth. Combining shopping, healthcare, offices, dining, and entertainment within one destination can help create more convenient services for communities while offering businesses a range of potential locations.
However, the project’s eventual investment performance will depend on factors such as execution, tenant demand, accessibility, and the wider market environment.
The Outlook
With planned investments of EGP 5 billion and a diverse mix of uses, Navy 26 is set to become part of the evolving commercial landscape of 6th of October City. Its progress over the coming years will provide a useful indicator of demand for integrated commercial destinations in West Cairo.
