Egypt and TMG Announce Four Mega Real Estate Projects Worth EGP 11 Trillion

Egypt Expands Its Real Estate Market Through Four Landmark Projects
Egypt has announced a major real estate partnership with Talaat Moustafa Group (TMG) to develop four large-scale mixed-use projects with targeted investments of approximately EGP 11 trillion. Announced on October 20, 2026, the agreement reflects the government’s continued focus on urban expansion, private-sector investment, and integrated communities.
The developments will span strategic locations across East Cairo, Alexandria, Abu Qir, and the North Coast, combining residential, commercial, administrative, industrial, logistics, and tourism activities.
Four Projects Set to Transform Key Locations
1. North Madinaty – East Cairo
Covering approximately 5 million square metres, North Madinaty is planned as an extension of the existing Madinaty development. The mixed-use community is expected to include residential units, offices, retail spaces, and entertainment facilities, with targeted investments of EGP 3.2 trillion.
2. Integrated Development in Alexandria
This project will cover approximately 11.3 million square metres in central Alexandria. With targeted investments of around EGP 1.7 trillion, it is planned as an integrated urban community designed to combine residential and commercial activities.
3. Abu Qir Economic and Urban Hub
Located near New Abu Qir Port, this development will bring together industrial, logistics, real estate, and tourism activities. With planned investments of approximately EGP 5 trillion, it is expected to support economic activity linked to the port and surrounding industrial infrastructure.
4. North Coast Destination
The fourth project will cover approximately 10.4 million square metres along the North Coast, between kilometres 147 and 151, following a development model similar to SouthMED. The project has targeted investments of approximately EGP 970 billion and will add another major destination to Egypt’s coastal real estate market.
Project areas and investment figures are based on announcements reported by Ahram Online and Arab Finance.
Economic Impact and Job Creation
According to Prime Minister Mostafa Madbouly, the four projects are expected to generate around 6 million direct and indirect job opportunities and approximately EGP 2.4 trillion in tax revenues over their lifetimes.
The partnership also highlights the role of public-private cooperation in developing state assets, attracting investment, and supporting infrastructure and community development across Egypt.
What Does This Mean for Egypt’s Real Estate Market?
Large-scale mixed-use developments can reshape surrounding areas by increasing demand for housing, offices, retail spaces, hospitality, and supporting services. As these projects progress, their impact will depend on implementation timelines, infrastructure delivery, market demand, and the availability of completed properties.
For investors and property buyers, the announcement reinforces the importance of monitoring emerging growth areas and evaluating each opportunity according to location, project progress, payment terms, and long-term demand.
The Future of Urban Development in Egypt
The agreement between the Egyptian government and Talaat Moustafa Group represents a significant step in Egypt’s ongoing urban development strategy. By combining residential communities with commercial, industrial, logistics, and tourism facilities, the four projects aim to create long-term economic value while expanding development beyond established urban centres.
As further details and implementation milestones emerge, these projects will be important developments to follow across Egypt’s real estate landscape.
