Modon Developments Announces EGP 16.5 Billion Expansion Plan Across Cairo

Modon Developments has announced an ambitious expansion strategy for the Egyptian real estate market, planning to invest up to EGP 16.5 billion in construction across three major projects in East and West Cairo over the next three years.
The company currently has a portfolio of around 11 projects spanning East and West Cairo, the New Administrative Capital and the North Coast. Modon says it is accelerating construction across its developments, with several projects targeted for delivery starting in 2027.
Green River Tower Nears Completion
One of the company's main priorities is Green River Tower in the New Administrative Capital. The 30-floor mixed-use development includes commercial units, administrative offices and serviced apartments.
Modon is targeting completion of the tower within approximately eight months. The project has a total planned investment of EGP 3.5 billion, with around EGP 1.1 billion already invested in construction. The company has so far sold around 15% of the project's units.
Strong Construction Progress in New Cairo
In New Cairo, construction progress has exceeded 65% across Boutique Village, Boutique Business Village and Boutique Village 2.
Boutique Village has attracted approximately EGP 3 billion in investment, with EGP 1.5 billion already invested. The project's first phase has been fully sold, with deliveries expected to begin in June 2027.
Villagio Drives West Cairo Expansion
In 6th of October City, Modon is investing approximately EGP 10 billion in Villagio, a luxury residential development consisting of 230 units.
Construction of the villas has exceeded 80%, with the first phase expected to begin handovers in early 2027. The project will also feature commercial facilities and a Totti Soccer School, scheduled to open in October 2026.
The company is also preparing to launch Villagio Gray in New October in partnership with Bin Baz Developments. The 22-acre project is expected to begin construction before the end of 2026, with completion targeted within three years.

Modon's latest investment plan reflects continued confidence in Egypt's real estate sector, particularly in New Cairo, West Cairo and the New Administrative Capital.
